No Savings, No Charges

We work on a percentage of what we save you and there are no charges unless there are savings. This makes our service risk free to our clients. And, at the very least, even if we determine that you are not over-assessed, you have the peace of mind of knowing that a valuation expert checked your tax assessment for accuracy.

How it Works

We will send you a contract and an authorization form. The contract will state the terms of the engagement, and the percentage we will receive if we are able to obtain property tax savings for you. The authorization is needed so that the assessor will talk to us about your assessment. If we determine it is too high, we will contact the assessor (generally it will be an appraiser working for the assessor) and discuss the matter. Normally we will have comparable sales or other valuation information to give to him or her, to prove our contention that the value of the property is lower than the assessor has appraised it for.

We settle over 99% of our cases without having to go to a tribunal. This is because we never appeal unless there is a legitimate reason, we are courteous and helpful when we talk to the assessor, and we are meticulous and careful to present good evidence for a reduction. John Lifflander, ASA, the president of the company, is the author of many articles that the International Association of Assessing Officers (IAAO) publishes, which is the main trade organization for assessors. He wrote the chapter entitled The Administration of Appeals, for the Assessment Administration book for IAAO, as well as the textbook, Fundamentals of Industrial Valuation. Therefore he is known nationally, which helps in negotiating appeals. He is also a former administrative law judge for property tax appeals for the state of Oregon. If there is no agreement with the first contact with the assessor, we generally file an appeal with the Board of Equalization, or similar entity for the particular state the property is located in. Often the assessor does not settle the case until it is pending with the tribunal that hears cases for property tax disputes. Our services are free, and generally there is no filing fee for appeals, but if there is one in your state, that cost would be the responsibility of the client and not our company.

We handle smaller appeals by phone, fax, and email. Larger appeals may require a visit to the site where the property is located and to the assessor's office for a face to face discussion. The expense of this travel will also be billed to our client, but only if it is approved in writing by the client. We keep you informed and there are no surprises working with us.

When an appeal is settled, we take our payment as a percentage of the savings. If there are no savings, there is no payment to us. It is as simple as that, and there are no hidden costs or obligations. However, if a client wishes for us to work on an hourly basis, and not a percentage, that can also be arranged.
